Please bear in mind that these are our house rules:
 
  • Smoking is not allowed indoors or on balconies
  • Please do not throw cigarettes and mouth tobacco pouches on or from balconies and in front of the building
  • Pets are not allowed
  • No parties or events allowed
  • Guests are expected to leave the apartment in a decent condition

Please note that fire alarm systems in Iceland are generally sensitive, as guest safety is a top priority.

Activities like cooking or toasting may cause the alarm to activate, especially in smaller kitchens or kitchenettes without dedicated ventilation. We recommend opening a window while cooking to avoid triggering the alarm.

Smoking is strictly prohibited inside the property. Smoking indoors may activate the fire alarm and will result in a fine.

We appreciate your understanding and cooperation in helping us maintain a safe and pleasant environment for all guests.

If the fire alarm goes off (smoke from toaster etc), please open the windows, to ventilate the apartment.

There is no permanently free parking at the property.

The first 2 hours are always free at the Miðbær Selfoss parking pay zone adjacent to the building — no payment action needed on arrival, as the lot uses licence plate recognition.

After the free window, you can pay via the kiosk in the underground garage at Selfoss Town Centre or through the Parka app / website using zone code 8501.

Rates after 2 hours:

  • Weekdays 08:00–17:00: 550 kr/hr
  • Weekdays 17:00–08:00: 250 kr/hr
  • Weekends (24 hrs): 250 kr/hr

At Amtmann Residence, complimentary Wi-Fi is available throughout the property.

There is a Smart TV in the apartment with Netflix.

Please use your own account to watch these streaming services.

If you don’t have a Netflix account and need access, please contact us.

We can not guarantee availability, as the account can only be watched on limited number of screens at the same time.

If you need to open the sleeping sofa, here is a video with instructions on how to do that.
You need to pull the string on the back of the sofa forward, until the bed is open and the mattress is fully flattened out.

How to open the sofa bed

You need to make sure the mattress is placed within the mattress frame before closing it. If you have any issues closing the sofa, it is possible that you need to pull the mattress towards you before trying to close it again.

The trash area is located to the left of the building entrance.

No code is required to access it.

 

 
 
 

There is a luggage storage room available for all guests on the third floor, next to the elevator. There is also a sign beside the elevator indicating the room, making it easy to find.

You can also find some additional items available for use on the second floor, such as fresh linen and towels.

You will receive a code to the luggage storage in the check-in info email.

Please note that other guests can also enter the luggage storages and we do not take responsibility for luggage kept there.

The luggage storage code is valid from 6 AM on your check-in day until midnight on your check-out day.

There is a washing machine and a dryer in your apartment, which you are welcome to use. We do not provide laundry detergent.

Washing machine - how to use

Add washing liquid in the compartment on the left side of the drawer, choose a program by rotating the large rounded button and push the button with the “start/pause” symbol to start the your chosen washing program.

30°C is approximately 85°F and 40-60°C is 104-140°F.

There is a Nespresso coffee machine in your apartment.

How it works

Make sure this is enough water in the water tank on the back of the machine. If the buttons show red lights, the water level might be too low.

To add coffee, pull up the handle on top of the machine, add the Nespresso capsule in the compartment and close it by pulling the handle down again.

Choose the type of coffee you want (espresso: small cup or lungo: large cup) by pushing the small rounded buttons with the cup image.

If you can’t close the machine with the handle, the capsule compartment might be full.

Empty the compartment by pulling the front tray, taking the compartment/drawer out and empty it. Place it in the machine again before continuing to make your delightful cup of coffee.

There is a dishwasher in your apartment.

Please remember to use ONLY specific tablets for a dishwasher. Do NOT use the dishwashing liquid in the dishwasher machine.

There is an AEG built-in oven in your apartment. Here's a quick guide to using it:

Turning on/off
Touch the power symbol on the control panel. Touch it again to turn off.

Selecting a function
Use the left dial to scroll through heating modes. The most useful are top + bottom heat (standard baking/roasting), fan heat (multiple levels), and grill (browning).

Setting the temperature
Use the right dial to adjust. The display shows the set temperature and indicates when the oven has reached it.

Timer
Press the clock symbol, then use +/− to set a countdown. The oven beeps when done.

After use
Leave the door slightly ajar to let heat out. The fan may run briefly to cool down — this is normal.

Cleaning
Wipe the interior with a damp cloth and mild detergent once cool. Remove racks and wash separately. No abrasive cleaners or steam cleaners.

 

There is an AEG induction hob in your apartment.

Here's a quick guide to using it:

Turning on/off
Touch the power symbol (⏻) on the front control strip. Touch it again or hold to turn off.

Selecting a cooking zone
The hob has 4 zones marked by the Y-shaped lines on the glass. Touch the zone selector button for the zone you want to use.

Adjusting heat
Use the − and + touch buttons to set the heat level (1–9). Each zone has its own − / + controls on the strip.

Child lock
Touch and hold the lock symbol (🔒) to activate the child lock. This disables all controls. Hold again to unlock.

Timer
Press the timer symbol (⏱) for a zone, then use − / + to set minutes. The hob will cut that zone off when the time is up.

Pause
The ∥ symbol pauses all zones temporarily — useful if you need to step away briefly.

After cooking
The hob only heats the pan, not the glass, but the surface can still be warm from residual heat — a hot surface indicator (H) will appear on the display until it is safe to touch.

Cleaning
Wipe with a damp cloth once cool. For stubborn spills, use a ceramic hob scraper. Never use abrasive pads. Clean up sugary spills immediately as they can damage the surface if left to cool on the glass.

There is an electronic water kettle in one of the kitchen cabinets or on the kitchen counter.

Please do NOT use the kettle for anything else than water.

There is a toaster in the apartment and you are welcome to use.

Please do NOT use the toaster for anything else than bread slices.

There is a shower in the apartment with a rain head and handheld head.

 

The right knob is used to control the heat. Turn on the red side to increase the temperature or blue to decrease. Please note that it might take a little while for the water to heat up.

The left knob is used to put the water pressure from the bottom or top shower.

Turn the knob towards the wall to turn on the handheld head and turn the knob towards you (from the wall) to turn on the rainhead.

Guests are expected to leave the apartment in a decent condition. 

We would appreciate it if you would start the dishwasher with all dirty dishes, glasses and cutlery before you leave.

 

Make sure you take all your belongings with you when checking out.

Early check-in / late check-out

If you want to check in earlier or check out later, this is possible in some cases for a small fee. Please contact us to get more information.

Most of Iceland’s houses are heated by geothermal water. The water runs through the radiators heating up the cast iron and warming up the place.

 

To adjust the settings of a radiator you must turn the knob to a higher or lower setting. The knob is usually located on either side of the radiator.

Note that it takes a little while for the radiators to get hot so don’t put them on full blast just yet. In fact, setting it to 2-3 is usually enough for a radiator that goes up to 5. For a radiator that goes up to 8 the normal setting is about 4-5. Adjusting the setting any higher can lead to rooms getting steamy and the radiators to start emitting heat smell.

In Iceland we have the standard Europlug, a flat, two-pole, round-pin domestic AC power plug, rated for voltages up to 250 V and currents up to 2.5 A.

For these plugs, you can use adapter types “C” or “F”. These are often labeled as a Northern Europe adapter.

95% of all water in Iceland comes from springs in the ground, so it never comes in touch with any pollution. Unlike in many neighboring countries, the Icelandic water is free of chlorine, calcium and nitrate. It contains sulfur, which sometimes gives an egg smell when you use the hot water. 

The quality of tap water in Reykjavík is well monitored, so you are not to worry about drinking directly from the tap, as Icelandic water is one of the purest water you’ll find in the world.

Alcohol is quite expensive in Iceland and can only be bought at state run stores called Vínbúðin. The DutyFree store at the airport is a lot cheaper (you will see all the Icelanders go straight there). If you plan on purchasing alcohol, we recommend doing that before picking up your bags at the airport.

Don’t be fooled by the “beer” you see at local supermarkets. Those are light beers with only 0-2% alcohol.

People under the age of 20 are not allowed to buy alcohol of any kind in Iceland.
